Apartment Buildings

In-unit dryers and shared vertical stacks cleaned building-wide, with per-unit photo records for your files.

In multifamily housing the person who experiences the symptom is not the person who carries the risk. A resident with a restricted vent has a dryer that takes two cycles and accepts it as normal. The ownership carries a fire that starts inside one unit's wall cavity and does not respect the unit line, along with the displacement, the claim and what follows. That asymmetry is why vent condition in an apartment community belongs on a program rather than a work order.

In-unit laundry and common laundry rooms fail differently

Most communities have one arrangement or the other, and a few have both. They need different scopes.

  • In-unit washer/dryer. Individual runs to an exterior wall or roof. The recurring failures are a transition duct crushed behind the appliance in a shallow closet, and a termination blocked by lint mat or occupied by nesting birds. Both are invisible from inside the apartment, so nobody reports them.
  • Common laundry rooms. A handful of machines on a shared trunk, with the same unowned-lint-screen problem a laundromat has. High cycle counts, no staff monitoring, and a trunk that gets skipped when someone cleans only the machine connections.
  • Stacked units on a shared riser. Common in mid-rise, where apartments on multiple floors exhaust into a common vertical duct.

Shared trunks, risers and backdraft dampers

Where units share a trunk or riser, the design depends on components that fail silently. Each unit's branch should have a backdraft damper so an operating dryer cannot push exhaust into a neighboring branch. When a damper corrodes, jams with lint or was never properly installed, residents start reporting the classic symptoms — warm moist air or a smell of someone else's laundry coming from an idle dryer — and maintenance chases the appliance instead of the duct.

Trunk sizing is the other half. A riser sized for partial simultaneous operation sees near-full simultaneous operation on a weekend evening, and lint drops out where velocity falls: at offsets, at the base of the riser, at every branch entry. No individual resident cleaning their own short run affects that, and cleaning unit by unit while the riser stays loaded simply moves the restriction. A riser has to be cleaned as one unit of work, top to bottom, in coordination with the units feeding it. Where a booster fan makes a long riser viable, its interlock needs to be proving airflow before the dryers heat — a bypassed booster is a system running well below design.

Unit turns are the cheapest access you will ever get

A vacant unit needs no notice, no appointment, no resident at home, and no coordination beyond the key. Folding vent cleaning into the turn checklist is the single most efficient way to work through a community, and it hands the incoming resident a clean baseline and a documented starting condition.

Turns alone will not cover the property, though, because long-tenured residents never turn — and those are precisely the units with the most accumulated lint. Most communities we work with pair the turn item with a periodic building-wide sweep to catch the units the turn cycle misses.

Notice and access on occupied units

Occupied-unit access is a compliance matter as much as a logistical one, since Florida residential tenancies require reasonable notice for non-emergency entry. We work through your on-site team so the notice comes from the party the lease names, in the format your management already uses, with time blocks narrow enough that residents can plan around them.

Practically, that means a floor-by-floor or building-by-building sequence, published in advance, with a defined path for residents who need to reschedule. We keep equipment clear of breezeways and stairwells, and we leave the laundry closet as we found it. Bathroom exhaust fans in the same units are on the same neglect cycle and can be done in the same entry, which saves a second notice.

The unit-by-unit record

Documentation is organized by unit number, because that is how every downstream question gets asked. Dated before-and-after photos, a measured airflow reading, camera inspection where a run is concealed, and a defect list stating plainly what needs repair: crushed transitions, duct separated inside a wall cavity, failed or screened-over terminations, flex where rigid belongs, fire-rated penetrations disturbed by earlier work.

That record is what demonstrates the property was maintained on a schedule rather than reactively — the difference between a defensible position and an argument. FEMA attributes roughly 2,900 U.S. home clothes-dryer fires a year primarily to failure to clean. Our work carries a 3-month workmanship warranty and a money-back guarantee, and the owner personally shows up on jobs.

Why it matters

A clogged dryer vent is a fire waiting to happen.

Lint is highly flammable, and it builds up where you can't see it. We clean the full run, and test the airflow so you know the job is done right.
