Hotels

On-property laundry runs every day of the year — we clean it around your occupancy, with documentation for your risk file.

An on-property hotel laundry processes a load profile almost nothing else does: overwhelmingly terry and bed linen, almost no clothing. That distinction is the whole story of hotel dryer exhaust. A bath towel sheds several times the lint of a shirt of the same weight, and it does it on every cycle for its entire service life, shedding harder as the pile wears down. A property turning a few hundred towels and sheets a day is producing lint at a rate the ductwork behind those machines was often never sized to carry away.

Occupancy drives the schedule, and the schedule drives the scope

The constraint here is not access to the laundry — it is that laundry demand is a direct function of last night's occupancy. Work planned for a week that turns out to run at high occupancy will be cancelled by your own housekeeping manager, and rightly so.

So we plan against your booking picture rather than the calendar. Shoulder days, the low stretch after a group departs, or the seasonal trough in Jacksonville and St. Johns County's cycle are all better windows than an arbitrary date, and we would rather move a visit to a genuinely slow week than take dryers offline during a full house. Where the property runs consistently strong, we work in sections so machines stay available and housekeeping's room-turn pace never depends on our progress.

A guest-facing building sets the working rules

  • Noise carries further than people expect. Back-of-house laundry rooms frequently share a wall or a ceiling with guest corridors, meeting space or a ground-floor room block. We plan the noisy portion of the work for hours when the adjacent space is not occupied or in use.
  • Service routes only. Equipment moves through service corridors and service elevators, never a lobby or a guest hallway, and it does not stage anywhere a guest walks.
  • Rooftop terminations need a plan. Many properties exhaust to the roof, and roof access on a live hotel means coordinating with engineering, respecting fall-protection rules and keeping the work clear of any occupied terrace or pool deck below.
  • Technicians who understand the setting. Crews conduct themselves as back-of-house contractors in a hospitality business, because a guest's impression of the property is not something we get to affect.

What the exhaust system looks like in a multi-story property

Hotel laundries are usually a bank of machines feeding a shared trunk, with a long vertical run to the roof and several offsets on the way. Trunk sizing is the recurring issue: when the duct was sized assuming partial simultaneous operation and the department actually runs everything at once through the morning turn, air velocity in the trunk falls below what is needed to keep lint entrained, and the material drops out at the first change of direction.

Booster fans are common on those long runs and worth verifying rather than assuming. A booster with a failed interlock, or one that has been bypassed at some point in the building's history, leaves the system exhausting well under design. Backdraft dampers at each branch matter for the same reason — a damper that no longer seats lets an operating machine push exhaust and moisture into an idle branch instead of out of the building. We also check the transition connection behind each machine, which in a tight commercial laundry is very often crushed against the wall, and we look at whether anyone has fitted mesh over the termination, which converts a working outlet into a lint trap.

Documentation for brand inspections and ownership

Brand standard audits and insurance reviews increasingly expect evidence that commercial laundry exhaust is maintained on a defined interval. We build the file as we work: dated before-and-after photos for each machine, a measured airflow reading rather than an opinion, camera inspection of the vertical run, and a written record of the full path cleaned from connection to termination. It goes to your director of engineering in a form that can be forwarded to a brand inspector or an ownership group without anyone reassembling it.

The operational argument stands on its own even before the risk argument. Dryers needing a second cycle mean housekeeping falls behind, room turns slip, and the consequence surfaces at the front desk during check-in. The risk argument is simply that FEMA reports roughly 2,900 clothes-dryer fires a year in U.S. homes with failure to clean as the leading cause, and a hotel adds sleeping guests on multiple floors to that same mechanism. Our work carries a 3-month workmanship warranty and a money-back guarantee.

Why it matters

A clogged dryer vent is a fire waiting to happen.

Lint is highly flammable, and it builds up where you can't see it. We clean the full run, and test the airflow so you know the job is done right.
